N° 01The estate

Only eighteen. There will never be a nineteenth.

Rimbun Estate is 9.4 acres of hillside behind a single guarded gate. We drew eighteen plots and stopped. Two acres of the original forest stay on the north ridge, and every house sits far enough from the next that you hear the trees before you hear the neighbours.

N° 02Architecture

Drawn to the slope, built in stone and timber.

  1. i.

    The line

Every house starts as one elevation, drawn to the fall of its own plot. Roof slabs cantilever 3.4 metres to keep the afternoon sun off the glass.

  2. ii.

    The material

Travertine for the walls you touch, balau timber for the ceilings you look up at, bronze for the frames. Nothing is painted to look like something else.

  3. iii.

    The house

Rooms open on two sides to the garden and the pool, so even in a Malaysian afternoon the house sits in its own shade.

N° 03Masterplan

Choose your place on the hill.

Rimbun Drive follows the contour from the guardhouse to the top. Garden plots sit level beside the clubhouse, Ridge plots fall gently toward the valley, and the five Canopy plots take the crest and the view of the city.

Rooms that hold the light.

N° 05Day and dusk

From first light to the last.

Deep eaves keep the midday sun off the glass. At dusk the timber soffits warm up, the garden lights come on by themselves, and the house becomes a lantern under the trees.

N° 08The developer

Rimbun Land builds slowly, on purpose.

Rimbun Land was founded in 2004 by two architects and a quantity surveyor who wanted to build fewer houses, and build them better. Twenty-two years and nine estates later, we still build one estate at a time, and the founders still walk every site.

Every one of our developments has been handed over on or before its promised date.

—Questions

What buyers ask us first.

Something else on your mind? Aisyah answers on WhatsApp, usually within the hour.

Is Rimbun Estate freehold, with individual titles?

Yes. Every plot is freehold and will have its own individual title. The land is held under a master title today, and individual titles are expected after completion. Your lawyer will confirm the title position before you sign anything.

What is the maintenance fee?

The estimated service charge is RM 0.38 per sq ft of land per month. It covers 24-hour security, the guardhouse, common landscaping, the clubhouse and the roads. For a 10,000 sq ft plot that is about RM 3,800 a month. This is a demo figure, to be confirmed in the sale and purchase agreement.

Can I customise my house?

Within limits, yes. Each house type has approved layout options, and private-preview buyers choose finishes, the kitchen configuration and whether to install the lift. Changes that would alter the approved building plans are not possible before completion.

Can I get financing, and can foreign buyers purchase?

Most Malaysian banks finance landed homes at this level, and we can introduce you to our panel banks. Foreign buyers can generally buy landed property above the state's minimum price, subject to state consent. Thresholds and rules change, so please check the current requirements with your lawyer before you commit.

When will the houses be completed?

Expected completion is the fourth quarter of 2028. Keys are handed over in sequence along Rimbun Drive, and buyers receive a construction update every quarter.

Can I view the plots on site?

Yes. Choose “On site” when you book and we will walk Rimbun Drive and the plots with you. Wear comfortable shoes, as parts of the site are still being cleared. The sales gallery has the model, the materials and a full-size kitchen.

What is in the brochure?

Floor plans for the Garden, Ridge and Canopy houses, the masterplan, the full specification and our track record. Request it on this page and download it straight away.

Do I pay anything to book a private preview?

No. A private preview is free and carries no obligation. If you decide to reserve a plot afterwards, the booking fee and its terms are explained in writing before you pay anything.
